Pool remodeling: the deck, the coping and the drainage

The concrete and hardscape side of a pool remodel, done by the crew that checks the ground before it pours.

Chapter 01

Pool Deck Removal & Replacement

When the deck around a pool has settled, cracked through or stopped draining, a new surface on top is a patch over the real problem. Removal and replacement takes the old deck out and rebuilds it on a base we have checked first.

How do you know which one you need? It depends on what is underneath. A surface that looks bad but has a stable, well-graded sub-base is often a good resurfacing candidate. If there is settling, drainage trouble, or cracking that goes deeper than the surface layer, replacement is usually the better investment.

We make that call during the site evaluation and tell you what we find before recommending a scope. If only part of the deck needs to go, we can often match the existing material, texture and color. An exact match is not always possible depending on age and material, and we will be straight with you about how the finished result will look.

Coping, repaired or replaced

Can you update just the coping without redoing the whole deck? Yes. Coping replacement is a standalone service.

Coping sits at the edge where the deck meets the pool, so we look at the deck beside it before we recommend anything. If the surrounding deck is sound, the job stays small. If it is not, you hear that from us before work begins, and you still do not have to take on a full remodel to replace the coping.

Repair follows the same rule as everything else we do. We look for the cause first, then decide on a scope.

Chapter 03

Drainage correction

Water that will not leave the deck is a grade problem, and a grade problem is usually a sub-base problem.

Most concrete failures in Florida trace back to inadequate sub-base preparation and drainage that was not designed into the project from the start. Around a pool that shows up as standing water, a deck that has settled toward the shell, or cracking that keeps coming back after a surface fix.

Drainage correction is part of what we do on a pool remodel, and it is why every job begins with a look at the soil, the existing drainage and the grade, whatever the size.

Where our work stops

If your project also involves pool shell resurfacing, interior finishes, waterline tile, or equipment and plumbing, we will tell you upfront what is ours and help you coordinate the rest. We do the concrete and hardscape, and we say so at the estimate, not halfway through the job.

Homeowners are not the only calls we take. We work with HOAs, apartment complexes and commercial property owners, and commercial estimates are scheduled within 10 business days.

Scope sheet

What is ours on a pool remodel, and what is not.

A pool remodel has more than one trade on it. This is how the list splits. For a deck built new rather than rebuilt, read about pool decks, or about paver surrounds. Ready to talk it through? Send us the job details.

Straight answers

Pool remodel questions.

It depends on what's underneath. A surface that looks bad but has a stable, well-graded sub-base is often a good resurfacing candidate. If there's settling, drainage problems, or significant cracking that goes deeper than the surface layer, replacement is usually the better investment. We assess that during the site evaluation and tell you what we find before recommending a scope.

In many cases, yes. We evaluate the existing material, texture, and color during the estimate and let you know what's achievable. An exact match isn't always possible depending on age and material, but we'll be straightforward about what the finished result will look like.

Yes. Coping replacement is a standalone service. We assess whether the surrounding deck condition warrants additional work and let you know, but we don't require a full remodel to replace coping.
