Miss B, in a Google review quoted on the company’s own site

She names Warren and Jeff for communicating promptly and working side by side with the family on what they wanted, with proper permits pulled and no issues during or after.

Section through a Florida slab

Most concrete failures in Florida trace back to two things.

Inadequate sub-base preparation, and drainage that wasn’t designed into the project from the start. That is why every Perkins job starts with a site evaluation of the soil, the existing drainage and the grade, regardless of size.

Repair, or replace?

Surface wear and minor cracking can often be addressed without full replacement. Settling, structural cracking, or drainage failures usually indicate a sub-base problem that a surface repair won’t solve. You get a straight answer before anyone recommends a scope.

FinishBroom, knockdown, stamped or exposed aggregate. Chosen last, after the structural decisions.
SlabSized and spec'd for the intended load: a car, a spa, a shed, an addition.
Compacted sub-baseWhere most Florida failures start. Inadequate preparation here cracks the slab above it.
Soil, grade, drainageRead on site before anything is formed. Drainage designed in, not patched on.
Not to scale. The order the work is checked in, bottom to top.

Two-storey house under construction behind scaffolding, new slab and drive in the foreground

New construction

Flatwork on a new build

Slab and drive placed while the house is still in scaffolding. Builders and developers get their estimate within 10 business days.

Grey herringbone paver driveway curving past tropical shrubs

Pavers

Herringbone through the curve

Pavers cost more up front than poured concrete, but a cracked or stained unit can be lifted and replaced on its own.

Poured concrete access ramp with teal steel railings

Commercial

An access ramp, poured and railed

Commercial concrete runs on the same site evaluation as a backyard patio: grade first, then forms.

Accessible parking pad with blue striping beside a white Florida building

Commercial

An accessible parking pad

Pad and approach poured flush with the surrounding grade so water leaves the slab instead of sitting on it.

Terracotta hexagon pavers laid as a pad in front of a garage

Pavers

A hex-paver pad

Individual units over a prepared base, so one cracked or stained paver can be swapped out on its own later.

For builders, developers, HOAs

General contractors get a concrete sub who reads the site first.

Perkins works with general contractors, builders, and developers on both residential and commercial projects, and pool decks for HOAs and apartment complexes. Commercial and contractor estimates are provided within 10 business days.

Straight answers

What people ask before the site visit.

More detail on each service page, including drying times and sealing intervals.

Surface wear and minor cracking can often be addressed without full replacement. Settling, structural cracking, or drainage failures usually indicate a sub-base problem that a surface repair won't solve. We assess the cause during the site evaluation and give you a straight answer before recommending a scope.

Most residential driveways take 3 to 5 days from site prep through pour, plus curing time. We recommend waiting at least 24 hours before foot traffic and 7 full days before vehicle use.

Concrete is typically lower in upfront cost and requires less ongoing maintenance. Pavers cost more initially but allow for targeted repairs, can improve drainage in certain configurations, and offer more design options.

Lighter colors and textured finishes both reduce surface temperature compared to dark, smooth concrete. Dark, smooth concrete in direct Florida sun gets too hot to walk on barefoot by midday.

Yes. We work with general contractors, builders, and developers on both residential and commercial projects. Commercial and contractor estimates are provided within 10 days.

Stamping requires wet concrete and can't be applied to an existing cured surface. Color stains and coatings can be applied to existing concrete in good condition.
